Hacienda Business Park Apartment Carpet Cleaning: Renter Guide

Hacienda Business Park apartment carpet cleaning costs $195 for a 1 or 2 bedroom, $219 with a hallway, and about $323 for a 3-bedroom townhome with stairs and a hallway. Landlord deductions for the same work usually run $300 to $550, so hiring your own licensed cleaner and leaving the receipt saves $100 to $300 on a Pleasanton deposit.

Why Hacienda Business Park apartment carpet cleaning rules are stricter

The complexes around Hacienda Business Park, Foothill, Park West, Avila, Stoneridge and the others, carry the highest share of corporate housing and relocation rentals in the Tri-Valley. Units turn over in days, deposits run 1.5 to 2 times rent, and property managers have no patience for carpet that was "cleaned" with a rental machine. The rules are stricter here than in a typical Pleasanton apartment and the cost of getting it wrong is higher.

Hire your own cleaner or let the landlord deduct?

Apartment Typical landlord deduction Your own licensed cleaner Savings
Studio $200 to $300 $195 $5 to $105
1 bedroom $300 to $400 $195 $105 to $205
2 bedroom + hallway $400 to $550 $219 $181 to $331
3 bedroom townhome, stairs, hallway $550 to $750 $323 $227 to $427

The landlord's vendor charges what the lease lets them charge. An independent cleaner charges what the job costs. Same hot water extraction either way.

Read the lease first

Thirty days out, find the carpet clause and email management:

  • Is professional carpet cleaning required at move-out?
  • Do you require a specific vendor, or any licensed professional?
  • What documentation do you need?
  • What is the deduction if I do not provide a receipt?

Get the answer in writing. It is your evidence if the deposit statement comes back with a surprise.

Watch for three phrases: "professionally cleaned, with receipt" (any licensed pro works), "approved vendor" (ask who), and "cleaning fee will be deducted unless receipt provided" (the fee is usually higher than hiring your own).

By property type

Mid-rise corporate-friendly complexes (Foothill, Avila, Park West style). Usually allow outside vendors with a receipt. Mostly 1 and 2 bedroom layouts, so $195 to $219.

Stoneridge area apartments. A mix of corporate and family rentals; some name a vendor. Read the lease.

Older apartments near downtown Pleasanton. Owner-managed and flexible, or management-company strict. Treat each one individually.

Hacienda Crossings townhomes and condos. Two or three carpeted bedrooms, a hallway and stairs. About $323 with 13 steps.

Timing around a corporate move

Two days before move-out is ideal. The unit is empty, carpets dry overnight, you can look at everything before the walkthrough.

The day before works. Carpet dries in 4 to 8 hours; book a morning window.

Move-out day is tight. The unit must be empty when the crew arrives and you need the drying time before the walkthrough. If you are flying out the same day, do not plan it this way.

Some properties do the walkthrough up to 24 hours after keys are returned. If your lease allows it, we can clean after you leave and you come back for the inspection.

What the cleaning includes

Hot water extraction in every carpeted room, pre-treatment on traffic lanes, light furniture moved, a neutral deodorizer, and an emailed receipt with the address and areas cleaned. Pet odor in a room needs the enzyme treatment at $40 for that room; surface cleaning will not pass a manager's nose test. Set-in stains the landlord has flagged: add the Steam + Deep Cleaning upgrade at $75 for that area only.

Photos protect the deposit

Before the crew arrives and after they leave, photograph every carpeted room with the date visible. Pair those with your move-in photos. Most Pleasanton deposit disputes end the moment a tenant produces dated photos and a receipt. Renters in Dublin and Livermore corporate housing follow the same playbook.
