What the rental does well

Light freshening of carpet that is not very dirty. If you cleaned professionally 6 months ago and want to touch up the living room before a party, a rental is reasonable.

Where the rental falls short

Water temperature. Rental units heat water a little or not at all. Professional truck-mounted and portable units run far hotter, and heat is what breaks soil loose.
Suction. Rental vacuums are weak. They put water in fine but leave a lot of it behind. That is why carpet is still damp the next morning, and why some people get a musty smell a week later.
Solution. Store solutions are often high in surfactants that leave residue. Residue attracts dirt, and the carpet looks worse in a month than it did before.
Pet odor. No rental machine reaches the pad. If the smell is urine, the rental will make it worse by rehydrating the crystals.

The tell

If your carpet looked great for two weeks after a rental and then went gray fast, that is residue. It is the most common thing we find on our first visit to a home that has been doing rentals for years, and it usually takes a heavy soil pass to fix.
