The calendar problem

Every year the same thing happens. The Monday and Tuesday before Thanksgiving fill up first, then the Saturday before. By the second week of November, the Tri-Valley is close to sold out for the week of the holiday. If you want a specific window, book early in November.

Which rooms actually matter

You do not need the whole house. Guests see the living room, the family room, the dining room if it is carpeted, and the guest bedroom. Four rooms at $69 is $276. Add a deodorizer at $15 per room if you want the house to smell like it was just cleaned when the door opens, because it was.

Timing the dry

Carpets dry in 4 to 8 hours. Book 3 to 5 days before guests arrive, not the morning of. Late November in the Tri-Valley can be cool and damp, which pushes dry time toward the long end. Running the heater helps.

Stain protectant before a party is the smart add-on

A protectant application at $30 per room means the inevitable spilled wine, gravy or cranberry sauce blots out instead of setting. We do a lot of these in early November for exactly this reason.

The reverse: cleaning after the holidays

The first two weeks of January are quiet, and that is when we see the post-party stains. If you would rather clean after, book early January and you will have your pick of windows.
